The following questions and answers are designed to provide an understanding of the membership opportunities at Pinnacle Club. This document is intended to be only a brief summary of Pinnacle Club. For more detailed information please contact your Pinnacle Club representative.


Q: What is Pinnacle Club?

A: Pinnacle Club, referred to as the “Club” is an exclusive network of luxurious homes located in select residential communities in the United States and Costa Rica, with possible expansion into other countries. Members purchase fractional deeded ownership of a high end home for less than whole ownership, below our competitor’s price points, without the responsibility of maintenance, and with a secure return on investment. They and their guests will be able to use and enjoy any of the Homes in the Club network, whenever they choose, subject to availability and to the reservation procedures contained in the Club Documents.

Q. How does fractional ownership of a Pinnacle Club residence compare to other options such as timeshare?

A. Timeshare is a way of purchasing access to a single destination for a fixed week or two each year. The destinations are typically one or two bedroom units. Destination exchange agreements, if any, are very limiting. In order to maximize developer profit, timeshares sell out nearly every week of the year creating an owner-to-property ratio of 50 to 1. Appreciation on your investment in a timeshare is extremely limited.

Pinnacle Club fractional home ownership is designed to be affordable, while providing the prestige and benefits of luxury vacation home ownership. Pinnacle club benefits include: deeded ownership, real estate equity growth, luxurious four bedroom homes, premier vacation destinations, worry free maintenance and management, and unlimited usage.

Q: How are the Homes owned?

A: Each Home within the Club network will be co-owned by eight Owners, each of whom own an equal, undivided one-eighth interest as a tenant in common. The terms and conditions of ownership are provided for in a Tenancy in Common Agreement. Title is evidenced by a real estate deed, which is recorded and insured by a title insurance policy, and subject to the Tenancy in Common Agreement.


Q: What does Membership in Pinnacle Club include?

A: Membership in the Club entitles Members and their guests to use and enjoy any of the Homes in the Club network, with no daily usage charge. Available services include travel arrangements, pre-arrival grocery and beverage stocking, maid service, excursion planning, and dinner reservations.

Q: What are the Homes and amenities like?

A: Each home will be located in a specially selected area, built of the highest quality, and elegantly furnished according to strict standards. Each home may also be part of a development or homeowners association with certain community amenities such as swimming, tennis, or fitness facilities for its residents. The Pinnacle Club Membership Office can provide a description of the community amenities available for each Home.

Q: How often can I use the Homes?

A: Pinnacle Club accommodates our members’ desire to vacation when and how often they want. Members have the opportunity to book 35 “Advance Reservation” days and unlimited spontaneous reservation days.


Q: How are reservations handled?

A: The Pinnacle Club maintains an interactive easy to use online reservation system. Also there is a reservations office and a toll-free reservation line available to assist members with all reservations for use of the homes.

Q: As a member of Pinnacle Club, will I be able to stay at any of the homes?

A: Yes. Members and their guests may choose to stay in any of the Homes throughout the club network.

Q: Must I use all my allotted time at once or in a minimum increment?

A: During the “Advanced Reservation” period, stays must be reserved in seven day increments; however you may reserve one weekend stay.

Q: May I invite guests to stay at my home?

A: Yes! Having your family and friends with you during your stay, or even allowing them to use the homes on their own, is an important attribute of membership in the club. Therefore, members are encouraged to invite guests, whether accompanied or unaccompanied, to use and enjoy the homes.

Q: May a membership be held in the name of a legal entity?

A: Yes. Memberships may be acquired in the name of a legal entity, such as a partnership, corporation, or trust. The entity will then designate one representative for the membership.

Q: Will I pay any daily charges to use the Home?

A: No. Members and their guests may use the homes throughout the year, without any daily charges. Daily cleaning services are also available upon request, at a daily charge.

Q: What is the quality of the construction, furniture and accessories?

A: All Homes and furnishings adhere to the strictest standards to ensure luxurious accommodations for the members, including state-of-the-art kitchens and electronics packages. More specific information about each home is available in the destinations section of the website.

Q: How are the annual dues determined and billed?

A: Budgets will be established for all operating costs associated with managing the homes, and for administering the club. The total estimated operating costs, including reserves for capital replacements, furnishings and appliances, plus a 15% management fee, are then divided evenly by the number of members in the club, and billed quarterly. Dues are uniform for all members. For your convenience, the statements for the home management fees and the club dues will be sent together, and you may pay both together in one payment. Current estimated dues are $4,000 (To be finalized) per year billed on a quarterly basis.

Q: Will the homes be inspected?

A: Yes. Each home must pass a series of inspections and approvals before sale of Deeded Interests in the home.

Q: What size are the Pinnacle Destination homes?

A: Presently, our residences are 3,000 square feet, with four bedrooms, three & four bathrooms, and a garage.


Q: What is the membership to residence ratio?

A: Our membership to residence ratio is 8:1. This ratio, along with a limit of 35 days advanced reservations per member, provides maximum availability to our entire portfolio of homes.
